Standard Search Costs
Standard Search Costs are out-of-pocket expenses we incur once on your behalf through authorities before settlement to identify debts that run with property you have purchased, to ensure that the rating debts are appropriately adjusted between you and the seller at settlement and all outstanding amounts are paid by the seller by settlement. Standard Searches comprise of one title search, one Council rates certificate, one water rates certificate, one land tax certificate and one title activity search on the day of settlement. Further searches, if required, are deemed not standard. In that instance, additional fees will apply and are payable by settlement. Examples of non-standard searches are (which are not exhaustive):
  • · property is affected by more than one title requiring a second set of searches to be ordered
  • · an owners corporation certificate if the property is affected by an owners corporation
  • · a PPSR search if it is disclosed that the property has valuable goods and improvements and a security interest is registered against the goods or improvements
  • · new searches are required if previous searches have expired before settlement
  • · a company search is required if the seller or purchaser is a company
  • · additional searches are ordered upon your request.

Contract Review

  • 2 business-day turn-around
    2 clear business day turn-around for contract reviews on average from receipt of both the Contract, Section 32 and purchaser questionnaire before 5.00pm. If the Contract, Section 32 and purchaser questionnaire are submitted after 5.00pm, they are deemed to have been submitted on the next business day. In that instance, the review and advice will be completed by the following two business days. If these documents are submitted before 5.00pm on a Friday or the day before a public holiday the review and advice will be completed within the next two business days thereafter.
  • Contract and Section 32 reviewed by an experienced lawyer
    Additional fees apply for a commercial lease review if the property is subject to a lease or a review of any other agreement, irrespective of whether the agreement is stand-alone or attached to the Section 32 Statement.
