Standard Search Costs
Standard Search Costs are out-of-pocket expenses we incur once on your behalf through authorities before settlement to search the title of the property and, only if you instruct us to adjust rates between the parties at settlement, identify outstanding rating debts that run with property. Standard Searches comprise of one title search, one Council rates certificate, one water rates certificate, one land tax certificate and one title activity search on the day of settlement. Further searches, if required, are deemed not standard. In that instance, additional fees will apply and are payable by settlement. Examples of non-standard searches are (which are not exhaustive):
  • · property is affected by more than one title requiring a second set of searches to be ordered
  • · an owners corporation certificate if the property is affected by an owners corporation
  • · a PPSR search if it is disclosed that the property has valuable goods and improvements and a security interest is registered against the goods or improvements
  • · new searches are required if previous searches have expired before settlement
  • · a company search is required if the seller is a company or purchaser
  • · additional searches are ordered upon your request.
